We are experts in the Atlanta in-town neighborhoods and are currently raising investor capitol to help finance our new deals. Using a rigorous and focused underwriting and due diligence approach, resulting in consistently outsized returns to it's investors. We stress test all models to ensure that each project is adequately capitalized with significant contingencies and reserves. KCME minimizes downside risk by investing in projects which contain an intrinsic value creation and uses strong and educated qualitative metrics to understand and evaluate the real estate projects in which we invest.
The current inflationary environment, substantial increase in mortgage
rates, lack of affordability and limited housing supply, have created
outstanding fundamentals for rental housing demand. The multifamily rental asset class has become the most desirable in the real estate investment space due to its strong operational fundamentals, consistent institutional capital demand, and the evergreen financing availability through the agencies Freddie Mac and Fannie Mae. Multifamily particularly benefits from these advantages in an
inflationary environment, where shorter-term leases allow for more frequent rent increases than other asset classes.
KCME currently has over 300 units either completed, under construction or in the planning/permitting process. Investors will receive a 12% guaranteed annual return, paid quarterly. Most of our apartment projects will be complete, including stabilization & permanent financing, in approximately 18- 30 months. Once permanent financing is obtained, all capital will be returned to the investors first, prior to KCME receiving any contributions. Investor loans will be personally guaranteed by all 4 KCME principles.
Along with our apartment project investment opportunity, we are actively building new single family and duplex spec homes in the Atlanta intown market. Investors will receive a 12% guaranteed annual return paid quarterly. Most of our single family and duplex projects will be complete in 12-18 months. Once the sale of the new home is final, all capital will be returned to the investors first, prior to KCME receiving any contributions. Investor loans will be personally guaranteed by all 4 KCME principles, and will be backed by real estate.
